I Bought a Mortgage!!

900 square ft…3 bedrooms. I thought I would gut it and turn it into a contemporary minimalist loft space… and then Markle said what about adding on instead. And it’s a little bit brilliant cause the house happens to be zoned to allow for up to four apartments.

And the house is cute, it needs updating but it works really well and it would be a shame to wreck it when it’s so solid. This will make a really nice home for someone when I am done with it. Christine a Flient that means friendship that originated in her being a client said she grew up in a house like this with her 3 or 4 silblings it was just a little bigger maybe 1100 sq ft. These are good bones, valuable histories and I am looking forward to marrying it with a vision for a way of living that fits for me and perhaps for you. We’ll see when it’s done.

What is best is this great empty southern facing back yard where I would like to add a two story addition on a Frost Protected Shallow Foundation with Radiant floor heat, solar hot water and future solar electricity capture, passive solar design with passive ventilation. Meaning ventilation that doesn’t rely on mechanical systems like HRVs cause they bug me, there is always a fan noise unpredictably making an entrance. I love silence and fresh air and trust it can be vented to have both.

It’s a cool working class neighborhood that is diverse and intense which I love, I feel we should cram our cities like sardines its the only way community and creativity gets stimulated and there are so many elegant ways of doing it by developing existing properties like this one and adding rental units in them.

This promises to be a very fun journey, a studio where I can explore some alternative building models that are sustainable and healthy and I hope a little bit visionary. I have called in my friends for guidance and they are brilliant and visionary. I will introduce you to them as we proceed.

When I read this post, all I can think about is: POSSIBILITY! It’s exciting to think about what you can do to develop this property in a meaningful and innovative way!

ps- This house has a uncanny resemblance to our old house (minus the massive lot), which you masterfully renovated and extended! A perfect picture of how far a design can go (notably, without tearing down the old house or breaking the $1M mark!!!)
